1 . Property Owners own or hAvean option to purchase property Within the City limits
generally known as 1he Mill Site, encompassing a number of parcels of real property
depicted on Exhibit 1.
2. Collectively, or in separate portions, the property could be developed In a number of
ways, including through retail establishments and/br shopping centers.
3. Property Owners have not yet finalized any dovdopment plant for the property and
have not applied for, or received, any permits for development of the property.
9. This Agreement shall terminate on May 24, 2023. Any contact by parties interested
in the property after that date will be forwarded to Greg Demers or his designee for
further discussion about development of the property.

The Yakima Cascade Mill District was formerly a lumber mill for, over 100 years. Now the land
provides new opportunities to create a variety of land uses to connect the downtown and
surrounding neighborhoods with the Yakima River Greenway using revised 1-82 interchange access,
internal streets and; public utilities. The East-West corridor connecting to Terrace Heights, the
Yakima Diver bridge and 1-82 Interchange access improvements are planned to be complete by
2027, with internal streets complete by 2025. Take advantage of 52,000 average daily vehicle trips
can 1-82 directly adjacent to the site, served by internal pudic streets. 182 acres for development,
zoned Regional Development (FAD).
