R-93- 129 A RESOLUTION authorizing and directing the City Manager and City Clerk of the City of Yakima to obtain professional real estate appraisal services for the Yakima Police Station/Legal Center property acquisition. WHEREAS, on November 16, 1993, the City Council decided that the Yakima Police Station/Legal Center should be constructed on the Wikstrom block bordered by Walnut, South 3rd Street, Spruce Street, and South 2nd Street; and WHEREAS, on November 16, 1993, the City Council by motion directed staff to acquire the Wikstrom block, together with additional property in the vicinity for the Yakima Police Station/Legal Center Project; and WHEREAS, the City needs to obtain professional real estate appraisal services in order to complete the necessary property transactions, now, therefore, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF YAKIMA: The Yakima City Manager and City Clerk are hereby authorized and directed to obtain professional real estate appraisal services for the Yakima Police Station/Legal Center Project in accordance with the attached letter agreement with Western Appraisers Inc. It is our understanding that the Yakima Armory property is valued as vacant land, as is the parking lot across the street (East), and the vacant land across (South) of the Goodwill Store. Improved properties include the Goodwill Property, Wikstrom Motors Company, and the Gleason Rental. Houses. With a limited appraisal, we will include the Income Approach using general, rents with capitalization rates and Market Approaches for improved properties. Relating to our previous conversation, to accomplish this work, our fee will be between $2,000 and $2,500. If additional information is needed after the original appraisal is completed, the fee for such information will be $35.00 per hour. In hopes this answers your request. ncerely, John F.
