Vacant Uninhabitable Structures

In the first quarter of 2022 the Code Administration Division has focused on vacant buildings
within the city that have been deemed fire damaged, condemned and/or dangerous. These
buildings are uninhabitable and in need of repair or demolition. There are twenty-seven buildings
in this group. Twenty-one notices have been sent to the property owners requesting they contact
the Code Administration Division within 30 days with a plan to either repair the buildings, make
them habitable or demolish them.
Of the twenty-one properties addressed under Section 110 of the International Property
Maintenance Code,two buildings have been demolished, three are again inhabited and two have
obtained permits for repair or future demolition. Some of the property owners have been in
contact with Code Compliance advising they are working with their insurance companies to
determine if the buildings can be repaired or would need to be demolished. Another owner has
contacted us advising they sold the property and provided us contact information for the new
owner who now plans to repair the building. Four other properties have advanced to the next step
in the process of the enforcement and have been issued a Notice and Order which requires the
property owner to repair their structure or have it demolished. If compliance is not obtained,
penalties are applied to the property until it is abated. These photos show an example of the
result of our division's efforts.

Order or Demo
Locations: Properties that are fire damaged,condemned and/or dangerous buildings.
30 Day Notice: Notices sent requesting property owner's contact the Code Administration Division with
a plan to repair or demolish the structure.
Notice and Order: Notices sent to property owner's not complying with 30 Day Notice. Per the
International Property Maintenance Code boarding the building shall not extend beyond one year. Dead
line in Notice and Order meets the twelve-month requirement.
Demolished: Structures that have been demolished as a result of enforcement.
Permits Issued: Property Owner's that have obtained permits to repair or demolish structures.
Plan to Repair or Demo: Property Owners who contacted Code Administration advising their plan for
the structure.
