meeting 'before City Council to consider the final plat
approval of Wellington Estates, Phase 2, located in the

SUMMARY EXPLANATION:
Wellington Estates is a 168 -lot subdivision of approximately 42 acres to be developed in
four phases. The property is located in the vicinity of W. Washington Ave. and Wellington
Drive, within the Single - Family Residential (R -1) zoning district. Wellington Estates Phase 2
is a 45 -lot final subdivision located in the vicinity of S. 58th Avenue and Whitman Street. The
applicant has completed or bonded for all necessary public improvements as required by
the conditions of approval for this plat. As submitted, this plat complies with the
requirements of the Comprehensive Plan, YMC Title 15, Zoning Ordinance, YMC Title 14,
Subdivsion Ordinance, and YMC Title 12, Development Standards.

STAFF RECOMMENDATION:
Set July 17, 2012 as the date for a public meeting by the City Council for consideration of
final plat approval.
BOARD /COMMISSION RECOMMENDATION:
The Hearing Examiner recommended approval of the Plat of Wellington Estates (Phases 1
through 4) on April 12, 2006. Yakima County Board of Commissioners approved the
preliminary plat of Wellington Estates on November 28, 2006.

RESOLUTION NO. R -2012-
A RESOLUTION Setting July 17, 2012 as the date for a public meeting to consider a
resolution granting final approval to the Plat of Wellington Estates,
Phase 2.
WHEREAS, the Plat of Wellington Estates was originally approved by Yakima
County on November 28, 2006 as a 168 -lot subdivision to be
developed in multiple phases; and
WHEREAS, the property comprising Wellington Estates was subsequently
annexed into the City of Yakima on April 8, 2007; and
WHEREAS, the final plat for Wellington Estates Phase 2 has now been
submitted to the City of Yakima for approval; and
WHEREAS, the final plat has been reviewed and determined to be in full
compliance with the conditions established by Yakima County for
the preliminary plat of Wellington Estates; and
WHEREAS, The Yakima City Council now deems it to be in the best interests
of the City of Yakima that the date of the public meeting for
consideration of the final plat of Wellington Estates Phase 2 should
be set now, therefore,
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF YAKIMA:
The public meeting for consideration of the final plat of Wellington Estates Phase
2 is set for Tuesday, July 17, 2012 beginning at 7:00 pm or as soon thereafter as
possible.
