RESOLUTION NO. R-2007-178
A RESOLUTION authorizing and directing the City Manager to execute a Real Estate Sale
Agreement and Deed conveying real property located at Nob Hill and 32nd Avenue to Almon
Prudential Commercial Real Estate.
WHEREAS, the City of Yakima has been approached by Almon Prudential Commercial
Real Estate on behalf of J. Eric Gustafson for the purchase of Transit Division property located
at 1102 S. 32nd Avenue, 3300 W. Nob Hill Boulevard, and 1101 S. 34th Avenue property which,
in total, consist of 1.68 acres, or 73,181 square feet.
WHEREAS, the three properties are appraised at $439,000. J. Eric Gustafson, through
Almon Prudential Commercial Real Estate, has offered $450,000.
WHEREAS, because of annexations and extensions of the City's boundaries, it is no
longer feasible for transit to develop this property as originally intended.
WHEREAS, there has been a SEPA Determination for the sale of the property. A
display announcement was published on October 24, 2007, together with an accompanying
press release on October 26th
WHEREAS, the CTCC Board Members approved the sale of this property at their
October 17, 2007; now, therefore
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF YAKIMA:
1. The City Manager is hereby authorized and directed to execute a Real Estate
Sale Agreement and Deed conveying the properties located at 1101 S. 34th
Avenue, 1102 S. 32nd Avenue, and 3300 W. Nob Hill Boulevard to J. Eric
Gustafson. Further, the City Manager is authorized to take all necessary and
prudent actions to complete the sale and title transfer of this real estate, subject
to review and approval as to form of all legal documents by the City Attorney.
ADOPTED BY THE CITY COUNCIL THIS 11th day of December 2007.

SUMMARY EXPLANATION:
J. Eric Gustafson,through Almon Prudential Commercial Real Estate,has offered to purchase
surplus Transit Division real properties located at 1102 S. 32nd Avenue, 1101 S. 34th Avenue,
and 3300 W. Nob Hill Boulevard. The properties have been appraised at $439,000. The
purchase offer is for $450,000. There has been a SEPA Determination done for the sale, a
display announcement was published on October 24, 2007 in the Yakima Herald Republic with
an accompanying press release on October 26, 2007.
This property purchase request was reviewed at a prior Council Transit Committee and the
Committee recommended approval.

Hello Debbie....
Do you or the City have
something written that
pertains to how we con-
duct a public hearing?
The Federal folks are
wanting to see what pro-
cedures we use in alerting
the public on matters that
may be of interest to them.
You might recall that we
had to advertise the public
meetings for the sale of
sur lus transit property
on Nob Hill (that has since
fallen through)
I also know that we put an
agenda packet together a
week inadvance for Council
•
Meetings and run legal ads
in the paper to support that
activity....
I can state all this in my
narrative response to them;
but it would be helpful to
have it written, adopted or
policy ' d somewhere . . .
