The subject property is a former gas station that has had the fuel related equipment removed (underground fuel tanks and pumps). It is my understanding that the appraisal will be utilized to assist you in establishing the market value of the property, subject to the hypothetical condition that the site is clean (fee of contamination). Thus, the appraisal will be completed assuming the site is clean. The appraisal will be prepared with the intent to be in conformity with the requirements of the Code of Professional Ethics and Standards of Professional Appraisal Practice of the Appraisal Institute, which includes the Uniform Standards of Professional Appraisal Practice. The total fee to complete the appraisal is $5,000 with the fee to be paid at the time the appraisal report is completed. The appraisal will be provided within thirty-five days of engagement. If you are in agreement with this proposal and would like to engage our services, please return a signed copy of this letter. We will begin the appraisal upon receipt of the signed engagement letter.
