SUBJECT: Staff Analysis of Zoning Districts by Acres
Date: July 20, 2015
At the June 10, 2015 City of Yakima Planning Commission (YPC) meeting Planning Division
Staff introduced the first three of nine citizen -initiated Comprehensive Plan Amendments
for consideration. At that meeting, the YPC directed Staff to prepare a review and analysis
of existing Zoning within the City of Yakima and how it would change if the nine Comp
Plan Amendments and rezones were approved. The following information is a result of
Staff research and analysis.

The table above shows how the total amount of acres per zoning district will change
should the YPC choose to approve all of the requests submitted. The largest change would
occur in the Single -Family Residential Zoning District (R-1) which would lose
approximately 100 acres. However, it should also be noted that approximately 81 acres
of land will become Multi -Family Residential (R-3) which at higher densities could result
in more dwelling units overall.

Chart 1 shows the percentage of acres for each zoning district with the highest percentage
being the R-1 zoning district. Chart 2 below shows the percentage of acres for each zoning
district if all of the proposals were approved. While it does not look like there is any
change in the chart, it should be noted that a one percent change occurs between the R-
1 and R-3 zoning districts.

As shown in the table expansion of other zoning districts are minor and include
Professional Office (B-1), Local Business (B-2), General Commercial (GC), Small
Convenience Center (SCC), and Light Industrial (M-1).
