R-98- 78 A RESOLUTION concerning real property owned by the City of Yakima and authorizing the City Manager to make application for the property to be rezoned from B-1 to B-2. WHEREAS, the City of Yakima owns real property located on the south side of West Nob Hill Boulevard between South 32nd Avenue and South 34th Avenue; and WHEREAS, the subject property may be appropriate to rezone from B-1 to B-2; and WHEREAS, it is in the best interests of the City that the property be rezoned and offered for sale to the general real estate market; NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF YAKIMA: The City Manager and City Clerk are authorized to take such steps as may be necessary to make application on behalf of the City of Yakima as the owner for rezone of the subject property from B-1 to B-2 and for the official zoning map to be amended accordingly. Planner, 575-6042 SUMMARY EXPLANATION: The City owns three contiguous parcels of land along the south side of Nob Hill Blvd. and between S 32nd and S 34th Avenues. This property is currently zoned B-1, Professional Business. In the past, the City has received several purchase offers for this property which would include rezoning to B-2, Local Business to complete any sale. The Planning staff believes that such a rezone may be compatible with the adjacent B-2 zoning currently found along both sides of Nob Hill Blvd. However, public input should be considered before any change is made. Further, the City Planning staff may wish to propose conditions with any rezone, depending upon public comments and possible development proposals which may not be consistent with other land uses in the area. The Council has requested that the rezone be initiated to consider these issues and potentially allow this property to be developed and placed back on the tax roles. Passage of this resolution will initiate the process of rezoning and send this matter on to the Hearing Examiner. Public notice will be given both before the the Hearing Examiner's hearing and the public meeting before Council.
