Vacant Uninhabitable Structures

In the second quarter of 2022 the Code Administration Division continues to focus on vacant
buildings within the city that have been deemed fire damaged, condemned and/or dangerous.
These buildings are uninhabitable and in need of repair or demolition. There are twenty-eight
buildings that were in this group. Twenty-one notices have been sent to the property owners
requesting they contact the Code Administration Division within 30 days with a plan to either
repair the buildings, make them habitable or demolish them.
Of the twenty-one properties addressed under Section 110 of the International Property
Maintenance Code,five buildings have now been demolished and ten have now obtained permits
for repair or demolition. Some of the property owners have been in contact with Code
Compliance advising they are working with their insurance companies to determine if the
buildings can be repaired or would need to be demolished which is causing some delay in the
process. Four other properties have advanced to the next step in the process of the enforcement
and have been issued a Notice and Order which requires the property owner to repair their
structure or have it demolished. Two of the owners receiving the Notice and Order have
complied with the order. The remaining two have deadlines that have not yet expired. If
compliance is not obtained, penalties are applied to the property until it is abated. These photos
show an example of the result of our division's efforts.
16 of the 28 properties have complied with the City of Yakima's request to repair or demolish
the structures. New structures get added to the list accordingly and are addressed under the IPMC
as needed.

Order or Demo
Locations: Properties that are fire damaged, condemned and/or dangerous buildings.
30 Day Notice: Notices sent requesting property owner's contact the Code Administration Division with
a plan to repair or demolish the structure.
Notice and Order: Notices sent to property owner's not complying with 30 Day Notice. Per the
International Property Maintenance Code boarding the building shall not extend beyond one year. Dead
line in Notice and Order meets the twelve-month requirement.
Demolished: Structures that have been demolished as a result of enforcement.
Permits Issued: Property Owner's that have obtained permits to repair or demolish structures.
Plan to Repair or Demo: Property Owners who contacted Code Administration advising their plan for
the structure.
