AN ORDINANCE accepting the recommendation of the Planning
Commission and rezoning property at 113-115 South
llth Avenue and 1007 West Walnut Street from R-3,
• Multiple-Family Zone to B-1, Modified Business
Zone.
WHEREAS, pursuant to due and legal notice, the City Council
• of the City of Yakima held a hearing on the 25th day of June,
1985, on the recommendation of the Planning Commission that real
property situate at 113-115 South llth Avenue and 1007 West
Walnut Street in the City of Yakima, Washington, the legal des-
cription of which is set out hereinbelow, be rezoned from R-3,
Multiple-Family Zone to B-1, Modified Business Zone, and
WHEREAS, as a result of its hearing, the City Council
hereby makes its following findings and conclusions:
FINDINGS:
• 1. W. R. Jackson requested that property located at 113-
115 South llth Avenue in the City of Yakima, Washington, be
rezoned from R-3, Multiple-Family Zone to B-1, Modified Business
Zone. Property at 1007 West Walnut Street was added to the area
to be rezoned by the Planning Commission to help form a logical
boundary in the northward extension of B-1, Modified Business
Zone property.
2. The rezone request is in substantial conformance with
the adopted Urban Area Plan. It is consistent with the stated
policy of encouraging Medical Center growth in the neighborhood
and is a logical extension northward of existing B-1 zoning.
• 3. The City Planning Commission recommended approval of
the rezone.
CONCLUSIONS:
1. The recommendation of the Planning Commission to grant
the rezone should be affirmed, and the rezone should be granted,
now, therefore,
411 BE IT ORDAINED BY THE CITY OF YAKIMA:
Section 1. The recommendation of the Planning Commission
of the City of Yakima that the following described real property
situate at 113-115 South llth Avenue and 1007 West Walnut Street
• in the City of Yakima, Washington, and more particularly
described as follows, to wit:
Parcel A - 113 South llth Avenue - Lot 10, Block 392,
Capitol Addition; Parcel B - 115 South llth Avenue -
Lot 9, Block 392, Capitol Addition as recorded in
Volume "A", Page 29, records of Yakima County,

Washington.
be rezoned from R-3, Multiple-Family Zone to B-1, Modified
Business Zone be, and the same is hereby, approved and said real 111
property is hereby rezoned to B-1, Modified Business Zone.
Section 2. The above change in zoning shall be included
and depicted on the next regularly amended Use District Map
prepared by and for the City.
Section 3. The City Clerk is hereby authorized and
directed to file with the Yakima County Auditor a certified copy
of this ordinance.
Section 4. This ordinance shall be in full force and
effect thirty days after its passage, approval and publication 110
as provided by law and by the City Charter.
