AN ORDINANCE accepting the recommendation of the Planning
Commission and rezoning property at 501 North 2nd
Street from R-3, Multiple-Family Zone to B-1,
Modified Business Zone.
WHEREAS, pursuant to due and legal notice, the City Council
of the City of Yakima held a hearing on the 27th day of August,
1985, on the recommendation of the Planning Commission that real
property situate at 501 North 2nd Street, Yakima, Washington,
the legal description of which is set out hereinbelow, be re-
zoned from R-3, Multiple-Family Zone to B-1, Modified Business
Zone, and
WHEREAS, as a result of its hearing, the City Council
hereby makes its following findings and conclusions:
FINDINGS:
1. The application is for a rezone from R-3, Multiple-
Family Zone to B-1, Modified Business Zone, for property located
at 501 North 2nd Street, for the stated purpose of constructing
a professional office building.
2. The subject area is currently occupied by a tri-plex.
Surrounding land use and zoning are as follows:
Zoning Land Use
North R-3 (Multiple-Family) Single-Family Residential
South B-1 (Modified Business) Professional Office
East R-3 (Multiple-Family) Multi-Family Residential
West B-1 (Modified Business) Vacant
3. This proposal represents a logical extension of the
existing B-1 zoning to the south and west, and is consistent
with the Yakima Urban Area Comprehensive Plan.
4. The City Planning Commission recommended approval of
the rezone request.
CONCLUSIONS:
1. The request is in conformance with the Yakima Urban
Area Comprehensive Plan.
2. The recommendation of the Planning Commission to grant
the rezone should be affirmed, and the rezone should be granted,
now, therefore,
BE IT ORDAINED BY THE CITY OF YAKIMA:
Section 1. The recommendation of the Planning Commission
of the City of Yakima that the following described real property
situate at 501 North 2nd Street in the City of Yakima, Washing-
, ton, and more particularly described as follows, to wit:
The south one-half of Lot 15 and all of Lot 16, Block 411
45, Town of North Yakima, now, Yakima, Washington,
according to the plat thereof recorded in Volume "A" of
Plats, Page 10, and re-recorded in Volume "E" of Plats,
Page 1, records of Yakima County, Washington.
be rezoned from R-3, Multiple-Family Zone to B-1, Modified
Business Zone be, and the same is hereby, approved and said real
property is hereby rezoned to 8-1, Modified Business Zone,
Section 2. The above change in zoning shall be included
and depicted on the next regularly amended Use District Map
prepared by and for the City.
Section 3. The City Clerk is hereby authorized and
directed to file with the Yakima County Auditor a certified - copy
of this ordinance.
Section 4. This ordinance shall be in full force and
effect thirty days after its passage, approval and publication
as provided by law and by the City Charter.
PASSED BY THE CITY COUNCIL, signed and approved this 17th
