AN ORDINANCE accepting the recommendation of the Planning Commis-
sion and rezoning property at 809 North Front Street
in the City of Yakima, Washington, from R-3, Multiple-
Family Zone, to M-1, Light Industrial Zone.
41 , WHEREAS, pursuant to due and legal notice, the City Council
of the City of Yakima held a hearing on the 25th day of March, 1980,
upon the recommendation of the Planning Commission that real proper-
ty situate at 809 North Front Street in the City of Yakima, Wash-
tngton, the legal description of which is set out hereinbelow,
• be rezoned from R-3, Multiple-Family Zone, to M-1, Light Industrial
Zone, and
410 WHEREAS, as a result of its hearing the City Council hereby
makes its following findings and conclusions:
FINDINGS:
• 1. The subject property is currently zoned R-3, Multiple-
Family Zone, and is vacant. The applicant has stated that
the purpose of the requested rezone is to allow expansion
and parking for the building to the north of the subject
property.
2. The land use and zoning of property surrounding the
• subject property is as follows:
11, NORTH Zoning Land Use
Industrial
EAST B-2 Parking Lot (Commercial)
SOUTH R-3 Parking Lot (Commercial)
WEST M-1 Railroad (Industrial)
3. The area surrounding the subject property is predominantly
industrial or high intensity commercial, so that the subject
property constitutes part of an R-3, Multiple-Family Zone
"island" which is surrounded by higher intensive industrial
and commercial uses. It is expected that this area will even-
. tually be developed as industrial or commercial uses.
4. The planning staff recommended to the Planning Commis-
sion that the rezone be approved and that the Planning Com-
mission initiate a rezone of the remaining R-3 island to
M-1; and the Planning Commission has initiated that rezone.
5, Th.e Planning Commission has recommended to the City Coun- III
cil that the subject area be rezoned to M-1, Light Industrial
Zone.
CONCLUSIONS: 41/
1. Th.e proposal is consistent with the General Plan and is
appropriate at that location.
2. The recommendation of the Planning Commission to grant
the rezone should be affirmed and the rezone should be granted.
Now, therefore,
BE IT ORDAINED BY THE CITY OF YAKIMA:
Section 1. The recommendation of the Planning Commission of 410
the City of Yakima that the following described real property
situate at 809 North Front Street in the City of Yakima, Washing-
ton, and more particularly described as follows, to wit:
Lot 12, Block 2, of the Town of North Yakima, now Yakima,
according to the plat thereof recorded in Volume A of
Plats, page 10, and re-recorded in Volume E of Plats,
page 1, records of Yakima County, Washington,
be rezoned from R-3, Multiple-Family Zone, to M-1, Light Industrial
Zone, be, and the same is hereby, approved and said real property
is hereby rezoned to Light Industrial Zone.
Section 2. The above change in zoning shall be included and
depicted on the next regularly amended Use District Map prepared 411
by and for the City.
Section 3. The City Clerk is hereby authorized and directed
to file with the Yakima County Auditor a certified copy of this
ordinance.
Section 4. This ordinance shall be in full force and effect
- _ thirty days after its passage, approval and publication as provided
by law and by the City Charter.
