AN ORDINANCE granting modifications to a Planned Development Zone
for certain property situated at 55 West Washington
Avenue in the City of Yakima.
WHEREAS, by City of Yakima Ordinance No, 1351, enacted
October 26, 1971, and Ordinance No, 1886, enacted January 5, 1976,
real property described below was zoned Planned Development Zone,
and
WHEREAS, Broadmoor Mobile Home Park, owners of such property,
has requested modifications to the plan and program for the develop-
ment of such property; and the Planning Commission recommended grant-
ing such modifications pursuant to its hearing conducted on Novem-
ber 7, 1978, and
WHEREAS, on December 11, 1978, the Yakima City Council held
a public hearing on the request for suchmodifications, as a result
of which hearings the City Council finds that the recommendation
of the Planning Commission should be accepted and that such modi- •
fications should be granted so that the development of such property
desCribed herein shall conform to the modified final development
plan and program attached hereto, now, therefore,
BE IT ORDAINED BY THE CITY OF YAKIMA:
Section 1.- Modifications to the Planned Development Zone of
41 , property owned by Broadmoor Mobile Home Park situated in the City
of Yakima, Yakima County, Washington, and legally described as
follows:
PAMELA:
That part of Lots 9, 10, 13 and 14, Phoebe D, Adams Subdivision, .
as recorded in Volume "A" of Plats, page 68, records of Yakima
_County, Washington, described as follows:
,Commencing at the northwest corner of Lot 11 of said plat; thence
north 39'54'30" east along the north line of Lots 11, 10 and 9 of
said plat 1,605 feet to the point of beginning; thence south 89°
- 54'30 west 660.00 feet; thence south 1°01'10" east parallel with
the west line of said Lot 11 a distance of 1,280.42 feet to the
south line of Lot 13 of said plat; thence east along the south
line of Lots 13 and 14 of said plat 660.02 feet to a line which
bears south 1°01'10" east from the point of beginning; thence
north 1°01 west 1,281.47 feet to the point ofbeginning,
EXCEPT the south 10 feet conveyed to the City of Yakima by deed
recorded under Auditor's File Nos. 2243323 and 2243325.
PARCEL B:
• That part of Lots 9, 10, 13 and 14, Phoebe D. Adams Subdivision,
as recorded in Volume "A" of Plats, page 68, records of Yakima
County, Washington, and all of the unplatte&, portion of the southeast
quarter of the northwest quArter of Section 31, Township 13 north,
Range 19, E.W.M., if any, lying west of a line described as
follows:

Beginning at the center of said Section 31; thence west along
subdivision line 702.7 feet; thence north 30 feet to an iron pin
and the true point of beginning of the line to be described;
thence north 0°03.'east 1,303 feet to an iron pin and the
terminus of said line and lying east of a line described as
follows:

Commencing at the northwest corner of Lot 11 of said plat;
thence north 89°54'30" east along the north side of Lots 11,
10 and 9 of said plat 1,605 feet to the point of beginning
of the line to be described; thence south 1°01'10" east
parallel with the west line of said Lot 11 to the south
line of Lot 14 of said plat, and the terminus of said line,
EXCEPT the south 10 feet of Lot 14 as conveyed to the City
of Yakima by deed recorded under Auditor's File Nos. 2248323
and 2248325.
AND EXCEPTING from Parcels A and B the north 10 feet of Lots
9 and 10 conveyed to the City of Yakima by deed recorded under
Auditor's File No. 2260633,

are hereby granted so that the development of said property shall
conform to the final development plan and program, as modified,
attached hereto and by reference made a part hereof.
Section 2. The above change in zoning shall be included and
. depicted on the next regularly amended Use District Map prepared
by and for the City.
Section 3. The City Clerk is hereby authorized and directed
to file with the Yakima County Auditor a certified copy of this
ordinance.
Section 4. This ordinance shall be in full force and effect
thirty days after its passage, approval and publication as pro-

vided by law and by the City Charter.
