AN ORDINANCE accepting the recommendation of the Planning Commission
and rezoning property located east of South 1st Avenue
and Peach Street from R-2, Two-Family Zone, to M-1,
Light Industrial Zone.
WHEREAS, pursuant to due and legal notice, the City Council of
the City of Yakima held a hearing on the 13th day of September, 1976,
upon the recommendation of the Planning Commission that real property
situated east of South 1st Avenue and Peach Street in the City of
Yakima, Washington, the legal description of which is set out herein-
below, be rezoned from R-2, Two-Family Zone, to M-1, Light Industrial
Zone, and
WHEREAS, the City Council finds that such recommendation of the
Planning Commission for such rezoning should be approved for the
reasons that such rezoning is in accord with good planning and with
the General Plan of the City of Yakima; that the majority of property
411 owners in the vicinity do not oppose the change in classification;
that the needs of the City and community do require such change and
that the highest and best use of said property is for Light Industrial
Zone, now, therefore,
BE IT ORDAINED BY THE CITH OF YAKIMA:
Section 1. The recommendation of the Planning Commission of the
City of Yakima that the following described real property situated
east of South 1st Avenue and Peach Street in the City of Yakima,
Washington, and more particularly described as follows, to wit:
A parcel of land situated in the Northwest Quarter of the
Northwest Quarter of Section 20, Township 13 North, Range 19,
E.W.M., in the City of Yakima, Yakima County, Washington, bounded
and described as follows:
Commencing at a point in the North line of said Section 30 that
is 436.44 feet distant East, measured along said North line,
from the Northwest corner of said Section 30, which point is 370.0
feet distant southwesterly, measured radially, from the center
line of the main track of the Yakima Branch of the Oregon-Wash-
ington Railroad & Navigation Company as now constructed and
operated; thence southeasterly along a line that is parallel
with and 370.0 feet distant southwesterly, measured radially
and/or at right angles, from said center line of main track,
a distance of 476.08 feet to the true point of beginning of
the parcel of land hereby described; thence northeasterly,
at right angles, a distance of 162.0 feet; thence southeasterly
along a straight line that is parallel with and 208.0 feet dis-
tant southwesterly, measured at right angles, from said center
line of main track, a distance of 242.82 feet; thence south- •
westerly, at right angles, a distance of 12.0 feet; thence
southeasterly along a line that is parallel with and 220 feet ,
distant southwesterly, measured at right angles, from said
center line of main track, a distance of 212.18 feet; thence
southwesterly, at right angles, a distance of 260.0 feet; thence
northwesterly along a straight line that is parallel with and
480.0 feet distant southwesterly, measured at right angles, .
from said center line of main track, a distance of 254.36 feet
to a point in the east line of South First Avenue in the City
of Yakima; thence North along said East line of South First
Avenue a distance of 101.95 feet, more or less, to the North
line of Peach Street in said City; thence northwesterly along
a straight line that is parallel with said center line of main
track a distance of 108.2 feet, more or less, to a point opposite
the true point of beginning; thence northeasterly, at right
angles, a distance of 66.30 feet, more or less, to the true
point of beginning,
be rezoned from R -2, Two- Family Zone, to M -1, Light Industrial Zone,
be, and the same is hereby, approved and said real property is hereby
rezoned to Light Industrial Zone.
Section 2. The above change in zoning shall be included and
depicted on the next regularly amended Use District Map prepared by
and for the City.
Section 3. The City Clerk is hereby authorized and directed
to file with the Yakima County Auditor a certified copy of this
ordinance.

Section 4. This ordinance shall be in full force and effect
thirty days after its passage, approval and publication as provided
by law and by the City Charter.
