AN ORDINANCE granting modifications to a Planned Development Zone
for certain property situated between North 40th Avenue
and existing Yakima Tennis Club facilities.
WHEREAS, by City of Yakima Ordinance No. 1514, enacted April
23, 1973, property owned by the Yakima Tennis Club was rezoned from

R-1, Single Family Zone, to Planned Development Zone, and
WHEREAS, Yakima Tennis Club, owners of such property, has
requested modifications to plan and program for the development
of such property; and the Planning Commission recommended granting
such modifications pursuant to its most recent hearing conducted on
May 7, 1974, and
WHEREAS, the Yakima City Council held a public hearing on
May 27, 1974, which hearing was continued to and held on June 3,
1974, on the request for such modifications, as a result of which
hearing the City Council finds that the recommendation of the
• Planning Commission should be accepted and that such modifications
should be granted so that the development of such property shall
conform to the modified final development plan and program attached
hereto, now, therefore, , •
BE IT ORDAINED BY THE CITY OF YAKIMA:
Section 1. Modifications to the Planned Development Zone of
property owned by Yakima Tennis Club situated in the City of Yakima,
Yakima County, Washington, and legally described as follows:
Parcel A: Commencing at the northwest corner of the northeast
quarter of Section 22, Township 13 North, Range 18, E.W.M.;
thence South along the West line of said northeast quarter 25
feet; thence South 89 East 416.6 feet; thence South 62 East
62.6 feet to the true point of beginning, which point is the
northwest corner of Tract 9, Crescent Hill Half Acre Tracts,
• according to the plat thereof recorded in Volume E of Plats,
page 33, records of said County, which plat has been vacated;
thence South 62 East along the North line of Tracts 9 and
10 of said plat 100.6 feet; thence South 263.2 feet to the
South line of said Tract 10; thence northwesterly 90.0 feet,
more or less, along the South line of Tract 10 and 9 to a point
5.9 feet East of a point 291.5 feet South of the true pint of
beginning; thence West 5.9 feet to the southwest corner of said
Tract 9; thence North 291.5 feet along the West line of said
Tract 9 to the true point of beginning; being Tract 9, and a
portion of Tract. 10 of said vacated Crescent Hill HalflAcre
Tracts, EXCEPT the North 110 feet thereof.

TOGETHER WITH the West 20 feet of the following:
Beginning at the Northwest corner of the northeast quarter of
Section 22, Township 13 North, Range 18, E.W.M.; thence South ,
along the West line of said northeast quarter 25 feet; thence
South 89 East 416.6 feet; thence South 62 62.6
feet to the true point of beginning, which is the Northwest
corner of Tract 9, Crescent Hill Half Acre Tracts, according
to the plat thereof recorded in Volume "E" of Plats, page 33,
records of Yakima County, Washington, which plat has been
vacated; thence South 62 East along the North line of Tract
9 and 10 of said plat, 100.6 feet; thence South 110 feet; thence
North 62 West 100.6 feet to the West line of said Tract 9;
thence North along the West line of said Tract 9, a distance
of 110 feet to the point of beginning;
are hereby granted so that the development of said property shall
conform to the final development plan and program, as modified,
attached hereto and by reference made a part hereof.
Section 2. The above change in zoning shall be included and
depicted on the next regularly amended Use District Map prepared
by and for the City.
Section 3. The City Clerk is hereby authorized and directed
0 to file with the Yakima County Auditor a certified copy of this
ordinance.
Section 4. This ordinance shall be in full force and effect
thirty days after its passage, approval and publication as provided
by law and by the City Charter.

' AMENDMENT TO APPLICATION FOR
.RECLASSIFICATION OF ZONE
To: The Planning Commission
Yakima, Washington
111 In July, 1972, the applicant, The Yakima Tennis Club
filed with the Yakima Planning Commission an application for
reclassification of zone of property legally described in said
application from R-1 to Planned Development Zone.
Thereafter a public hearing was held on August 1, 1972
and the Planning Commission approved the preliminary plan which
was submitted with the original application calling for Planned
Development for additional tennis courts for The Yakima Tennis
Club.
A letter dated August 2, 1972 signed by Jay Otto,
Director of Planning and Community Development, indicated that
the Planning Commission recommended that a final plan be submitted
incorporating certain suggestions and recommendations of the
Planning Commission.
Following approval of the preliminary plan submitted to
the Planning Commission on August 1, 1972, the subject property was
• purchased from M. Gail Plath under real estate contract.
Submitted herewith is a final plan for development of
tennis courts on the subject property including plans prepared by
a landscape architect.
It is the eventual plan of The Yakima Tennis Club to
construct seven courts on the subject property. Not all courts will
necessarily be developed and constructed at the same time and there
are no immediate plans for construction.
There are no improvements planned other than those shown
on the submitted architectural drawings and no sewage or plumbing
improvements planned (other than for irrigation purposes). Bathroom
facilities are located on existing Tennis Club property in proximity
to the subject area.
All property and improvements will be periodically main-
tained by existing Tennis Club employees in the same manner as
existing Tennis Club facilities have been maintained. The property
surrounding the tennis courts will be irrigated by an underground
410 irrigation system. Any grass planted in areas not covered by
specific ground cover mentioned will be periodically cut and trimmed
by Tennis Club employees in the same method as the lawn area on
existing Tennis Club facilities is maintained.
