AN ORDINANCE accepting the recommendation of the Planning Commis-
sion and amending the Planned Development Zone for
certain property situated north of Nob Hill Boulevard
between 38th and 40th Avenues within the City of
IMO Yakima.
WHEREAS, by Ordinance No. 1331, passed by the Yakima City
Council on August 23, 1971, real property described below was
zoned as Planned Development Zone in accordance with, and to con-
form to, the final development plan and program approved by the
passage of said Ordinance No. 1331, and
WHEREAS, pursuant to the filing with the City of an applica-
tion to amend the Planned Development Zone applicable to such
real property, and after due notice given as required by law,
public hearings were held by the Planning Commission and by the
City Council of the City of Yakima on the - for of the amendment
!II of the Planned Development Zone for such prop—ty, as a result of
which hearings the City Council finds that the recommendation of
the Planning Commission to grant the amended Planned Development
Zone should be approved and that such amendment should be granted,
now, therefore,
BE IT ORDAINED BY THE CITY OF YAKIMA:
Section 1. The recommendation of the Planning Commission
of the City of Yakima that the Planned Development Zone applicable
to the following described real property situated north of Nob Hill
Boulevard between 38th and 40th Avenues in the City of Yakima,
Washington, and more particularly described as follows, to-wit:
Parcel A: The West half of the southwest quarter of the south-
west quarter of the northeast quarter of Section 27, Township
13 North, Range 18, E.W.M.; EXCEPT the West 30 feet and
EXCEPT the South 26 feet;
Parcel B: The northeast quarter of the southwest quarter of the
southwest quarter of the northeast quarter of Section 27,
Township 13 North, Range 18, E.W.M.; EXCEPT the North 104 feet
of the South 110 feet of the West 114 feet of the East 134 feet;
is hereby approved, and the Planned Development Zone applicable
to such property is hereby amended to conform to the amended plan
and program for the development and use of such property all in
accordance with the plan and program attached hereto and entitled
"Planned Development Program Amendment, Glascom Builders, Inc.,
40th Avenue and Nob Hill Boulevard", dated December 3, 1973, which
by this reference is made a part hereof.
Section 2. The above change in zoning shall be included and
depicted on the next regularly amended Use District Map prepared by
and for the City.
Section 3. The City Clerk is hereby authorized and directed
to file with the Yakima County Auditor a certified copy of this
ordinance.
Section 4. This ordinance shall be in full force and effect
thirty days after its passage, approval and p 'ication as provided
by law and by the City Charter,

PLANNED DEVELOPMENT PROGRAM AMENDMENT

The amendment would change very little the concept of the planned
development itself. Redesign involves a reduction from 75 to 64
in the total number of parking spaces provided to serve the com-
mercial area and also a slight rearranging of the location of
parking spaces. The commercial uses would only require a total
of 47 parking spaces. The landscaping and berming concepts remain
basically the same. Ingress and egress to the project also remains
the same as originally proposed i.e., four 35-foot wide driveways,
two on Nob Hill Boulevard and two on 40th Avenue. That area cover-
ing only the "711" Store is broken down as follows, 17% building
coverage, 25% landscaping, and 58% paving. The structure would be
40 feet by 60 feet equaling 2,400 square feet.
