AN ORDINANCE accepting the recommendation of the Planning Commission
and rezoning certain property located at 412 South 12th
- Avenue, between Division and West Spruce Streets, in the
City of Yakima, Washington, from R -2, Two Family Resi-
dential Zone, to B -2, Local Business Zone.
WHEREAS, on the 19th day of March; 1962, at a regularly sched-
uled meeting of the City Council, a hearing was had upon the recom-
mendation of the Planning Commission that certain specified property
: -,n tho City of Y2.kims., to -wit:
Lot 6, Block 3, Highland Addition;
be rezoned from R -2, Two Family Residential Zone, to B - 2, Local Busi-
ness Zone, and
WHEREAS., the City Council finds that such recommendation of the
Planning Commission for such rezoning should be approved for the fol-
• lowing reasons, to -wit: That such rezoning is in accord. with good
planning and with the Comprehensive Plan of the City of. Yakima; that
the majority of property owners in the vicinity do not oppose the
change in classification; that the needs of the.City and community do
require such change; and -that the highest and best use is for Local
Business purposes, now, therefore,
BE IT ORDAINED BY THE CITY OF YAKI"JA:
Section 1. That the recommendation of the Planning Commission
of the City of Yakima that the following described real property
situated between Division and West Spruce Streets at 412 South 12th
Avenue, in the City of Yakima, Washington, and more particularly
described as follows, to -wit:
Lot 6, Block 3, Highland Addition;
• be rezoned from R -2, Two Family Residential Zone, to B -2, Local Busi-

ness Zone, be, and the same is, hereby approved, and said real prop-
erty is hereby rezoned to B -2, Local Business Zone.
Section 2. The above change in zoning shall be included and de-
picted on the next regularly amended Use District Map prepared by
and for the said City.
Section 3. The City Clerk is hereby authorized and directed to
file with the Yakima County Auditor a certified copy of this ordi-
nance.
Section 4. This ordinance shall become effective thirty days
after its passage, approval and publication, as provided by law and
by the City Charter.
PASSED BY THE CITY COUNCIL, signed and approved this 19th day
