AN ORDINANCE providing for the annexation by the City of Yakima of certain
property contiguous to the City of Yakima and zoning said,„
property.
WHEREAS, proceedings have bean held in accordance with Chapter 128 of
the Laws of 1945, as amended, and Chapter 282 of the Law of 1961 for the
annexation of the property hereinafter described, and
WHEREAS, at a regularly scheduled meeting of the Planning Commission
of the City of Yakima, a hearing was held pursuant to legal notice, upon
the zoning and land use classification of said property hereinafter des-
cribed and annexed, and
WHEREAS, said Planning Commission duly recommended that said property
be annexed to, the City of Yakima and made recommendations as to the zoning
• for said property, and
• WHEREAS, •said proposed area to be annexed to the City of Yakima is
more than 10 acres in area, and
WHEREAS, the City Council has heretofore determined that it would
(. 1 approvethe proposed annexation and that it would not require the property
owners of such area to assume the existing indebtedness of the City of
Yakima, afid
WHEREAS, in accordance with the provisions of Chapter 282, Laws of
1961, the Mayor of the City of Yakima, the Chairman of the Board of Yakima
County Commissioners, the Chairman of the School Board of Yakima School
District No. 7, the Representative of the State Department of Commerce and
Economic Development, and a Resident and Property Owner of the area pro-
posed to be annexed met and considered all of the factors set forth in
said Chapter 282, Laws of 1961 and at the conclusion of said meeting made

and entered their findings and determinations with respect to such annex-
- 4 0 ation and recommended to the City Council of the City of Yakima that said
proposed area be annexed to the City of Yakima,- and
WHEREAS, pursuant to due and legal notice as provided by law and City
Charter, a public hearing was held upon said petition for annexation be-
fore the City Council of the City of Yakima on the 13th day of August,
1962, and
WHEREAS, the City Council finds that such property should be annexed
to the City of Yakima and further finds that the property should be zoned
as hereinafter set forth for the reasons that such zoning and classification
is in accord with good planning and with the comprehensive plan of the City
of Yakima that the majority of the property owners in the vicinity do not
oppose the classification or the annexation, that the needs of the City and
• Community do require the hereinafter set forth zoning classifications and

that the highest and best use for said property is as hereinafter determined,
now, therefore,
BE IT ORDAINED BY THE CITY OF YAKIKA:
Section 1. That the following described property contiguous to the
City of Yakima, Washington, to-wit:
Beginning at the Northeast corner of the Northwest Quarter
of Section 27, Township 13 North, Range 18, E.W.N.; thence
West 460.2 feet,-more or less; thence North 244 feet, more
or less; thence East 48 feet, more or less; thence North
186 feet, more or less; thence East 82 feet, more or less;
thence North 230.4 feet, more or less; thence East 726 feet,
more or less; thence South to the centerline of Tieton Drive,
thence West tothe point-of beginning;
is hereby annexed to the City of Yakima, Washington,
Section 2. That the owners of the hereinbefore described real property
annexed to the City of Yakima shall not be required to assume existing in-

debtedneSs of the City of Yakima.
Section 3. That the hereinbefore described real property annexed to
the City of Yakima is hereby zoned as follows:
(a) The following described property is hereby zoned as R-2 Two Family
Residence Zone
Beginning at the SbUthWest Cornet of the Southeast Quarter
of Section 27 Township 13 North, Range 18, E.W.M., thence
West along the Soilth lite of Section 22, Township 13 North,
Range 18, E.W.M .a distance of 20 feet, thence North along
the centerline of Loth Avenue as platted in the 40th Avenue
Addition, plat on file in the Yakima County Auditor's Office
a distance of 205 feet to the true point of beginning, thence
North along said centerline of 40th Avenue a distance of
455 feet, more or less to the centerline of West Walnut
Street, thence East a distance of 416 feet, thence South a
distance of 455 feet; thence West a distance of 416 feet
to the true point of beginning.

(b) That the following described property is hereby zoned R-3 Multiple
Family Residence Zone:
111 Beginning at the Southwest Corner of the Southeast Quarter
of Section 21, Township 13 North, Range 18, thence
West along the South line of Section 22, Township 13 North,
Range 18, E.W.M. a distance of 20 feet to the true point of
beginning, thence West along said South line of Section 22,
Township 13 North, Range 18, E.W.M., a distance ok 440.5
feet, thence North 244 feet, thence East 48 feet, thence
North 186 feet, thence East 82.5 feet, thence North 2276
feet, more or less to the centerline of West Walnut Street,
thence East along said centerline of West Walnut Street a
distance of 310 feet, more or less to the centerline of
40th Avenue as platted in the 40th Avenue Addition Plat on
file in the Yakima County Auditor's Office, thence South
along said centerline of 40th Avenue a distance of 660 feet,
more or less to the true point of beginning.
(c) That the following described property is hereby zoned B-2 Local
Business Zone:
Beginning at the Southwest Corner of the Southbast Quarter
of Section 22 Township 13 North, Range 18, E.W.M., thence
West along the South line of Section 22, Township 13 North,
Range 18 E.W.A. a distance of 20 feet to the true point of

beginning, thence North along the centerline of 40th

Ayenue as platted in the 40th Avenue Addition Plat on
file in the Yakima County Auditor's Office, a distance
of 205 feet, thence East 416 feet, thence South 205
feet to the centerline of Tieton Drive which is the
South line of Section 22, Township 13 North, Range 18,
E.W.M., thence West along said South line 416 feet to
the true point of beginning;
all of which above described property is situated in Yakima County, Washington.
Section 4. That the next regularly amended Use District Map prepared
by and for the City of Yakima shall show said property as hereinbefore zoned
and classified.
Section 5. The City Clerk is hereby authorized and directed to file
a certified copy of this ordinance with the County Auditor of Yakima County
and the Board of County Commissioners of Yakima County.
Section 6. This ordinance shall be in full force and effect 30 days
after the final passage, approval and publication, as provided by law and
III by the City Charter.
