AN ORDINANCE accepting the recommendation of the Planning Commission
and rezoning certain property located at 811 North 5th
Avenue in the City of Yakima, Washington, from R-3,
Multiple Family Residence Zone, to B-3, General Business
Zone.

WHEREAS, pursuant to due and legal notice, the City Council of
the City of Yakima held a hearing on the 27th day of May, 1963, upon
the recommendation of the Planning Commission that Certain specified
property in the City of Yakima, to-wit:
Beginning at the Northeast corner of Lot 2, Leamings
Addition to the City of Yakima; thence West 98 feet
to point of beginning; thence South 146 feet; thence
West 92 feet, more or less, to the center line of
North 5th Avenue; thence North 146 feet; thence East
to point of beginning;
be rezoned from R-3, Multiple Family Residence, Zone, to B-3, General
Business Zone, and
WHEREAS, the City Council finds that such recommendation of the
Planning Commission for such rezoning should be approved for the rea-
sons that such rezoning is in accord with good planning and with the
Comprehensive Plan of the City of Yakima; that the majority of property
III owners in the vicinity do not oppose the change in classification;
that the needs of the City and community do require such change; and
that the highest and best use is for General Business purposes, now,
therefore,
BE IT ORDAINED BY THE CITY OF YAKIMA:
Section 1. That the recommendation of the Planning Commission of
the City of Yakima that the following described real property located
at 811 North 5th Avenue in the City of Yakima, Washington, and more
particularly described as follows, to-wit:

Beginning at the Northeast corner of Lot 2, Leamings
Addition to the City of Yakima; thence West 98 feet .
to point of beginning; thence South 146 feet; thence
West 52 feet, more or less, to.the center line of
North 5th Avenue; thence North 146 feet; thence East
to point of beginning;
411 be rezoned from R_3 Multiple Family Residence Zone, to B-3, General
Business Zone, be, and the same is hereby, approved and said real
property is hereby rezoned to B-3, General Business Zone.
Section 2. The above change in zoning shall be included and de-
picted on the next regularly amended Use District Map prepared by and
for the City.

Section 3. The City Clerk i. hereby authorized and directed to
file with the lakimo County Auditor a Certified (:.opy of this ordinance.
Section4. This ordinance shall become effective thi7ty days
after its passage, approval and publication, as provided by law and
by the City Charter,
