Chronic Nuisance Property Report — February 2026
The City of Yakima Chief of Police declared two properties to be chronic nuisance
properties and provided the owner with written notice. Both of these properties are
currently still in chronic nuisance status and have not been resolved. These properties
are:
1022 N. 1st Street— The Yakima Inn
The Yakima Inn is a hotel/motel and the property size is 1.28 acres.

The owner of the property entered into a written correction agreement on August 11,
2025. Some of the corrective measures in the agreement have been implemented such
as the use of parking passes for tenants, increased lighting, and an updated security
system. Other measures that were required, such as installing fencing around the
property, removing a partially burned building, and providing on-site security have not
been implemented by the owner, and the deadlines have now passed. The property
owner states he has been pursuing financing to have the fence installed. We are
currently working on setting up a meeting with the owner to discuss these issues. There
has been a significant reduction of crime at this property since the correction agreement
was entered, with an 80.3% decrease in incidents overall and an 84.6% decrease in
nuisance incidents, however the nuisance activities have not been permanently abated
at this time. The matter has not been referred to the city attorney for initiation of court
proceedings, although the legal department is involved in the ongoing attempt to
address the chronic nuisance activity with the property owner.
1107 S. 3rd St. — El Asadero
El Asadero is a bar and grill and the property size is .52 acres.

The declaration of chronic nuisance was mailed to the property owner in November
2025. The owner met with the Chief of Police in December and maintains he is
committed to community safety and compliance. He stated he would upgrade security
equipment, improve lighting in the parking lot and exterior areas, post clear signage
notifying patrons the premises are under video recording, train all staff on state liquor
laws, and provide enhanced training for security personnel with emphasis on de-
escalation and situational awareness. YPD staff is currently drafting a proposed written
correction agreement for the property owner to sign.
The nuisance activities at this property have not been permanently abated.
Overall effectiveness of the ordinance:
The ordinance has been effective in reducing criminal activity at 1022 N. 1st St. but it is
a long process. We want to give property owners a chance to implement corrective
measures, but swift cooperation and action from the property owners is difficult to
obtain.

From 8/11/24 to 2/04/25 there were 132 incidents by comparison from 8/11/25 to 2/04/26 there were 26
incidents. When comparing activity between the two time periods there was a 80.3% decrease in total incidents.
In nuisance activity there has been a decrease of a 84.6%; going from 26 incidents to four.
